Purchase of Leasehold Residential Property at Harborough Road, London Borough of Lambeth

On 25th June 2008, the Conveyancing team at Phew! was asked by the client to instruct and inspect the purchase of a leasehold residential property located at Harborough Road, London Borough of Lambeth. It was found by the Conveyancing team that absolute title exists on the property, and is hence guaranteed by the Registry.

On inspection of the Office Copy Entries, it was found that a Smoke Control Order exists on the property. Hence, Smoke emissions from the chimney are controlled by the Clean Air Act and the burning of any other fuel except the ones authorised by the Local council, was prohibited. Moreover, Harborough Road was an adopted area and hence was maintained by public expense.

There was no proposal for road improvement or new roads to be laid within 200 metres of the property. However, there was a proposal to extend the East London Line that was 76 metres away from the property. Enquiries were made with the local authority to check if the property was within the safeguard zone or if it will be affected by the proposal. A report detailing the findings of the enquiries was submitted to the client.

It was also reported that a traffic calming scheme was proposed at Harborough Road, and hence a 200 mph speed limit was proposed besides the road humps and other waiting and entry restrictions.
