Property Conveyancing(Freehold), Victoria Road, Dagenham

On 9th August 2007, the Phew conveyancing team was asked by a client to assist in the purchase of a property on Victoria Road, Dagenham, London. The property was bought for £197000 by the client. The London Borough of Barking and Dagenham was the local authority related to this conveyancing deal.

The conveyancing team inspected the office copy entries and found the property to be freehold. However, the absolute title of the property eliminated all worries about its ownership as it was guaranteed by the registry. It was also ensured by the team that the property was occupied by the seller or his family members before the sale.

According to a transfer dated 9th March 1987, there were some additional rights passing along with the property. Also, some additional restrictive covenants were registered against the property. The copy of the same was requested from the sellers’ solicitor.

The conveyancing team also found that the property stood in an area which was under the purview of Smoke Control Order and Clean air Act. According to the Smoke Control Order, excess smoke from chimney was not allowed and the Clean Air Act prohibited smoke of any kind from other premises, as well.

Victoria Road is adopted & hence is maintained by London Borough of Barking and Dagenham. Our conveyancing solicitors’ inspection did not reveal any plans regarding the arrival of new roads or maintenance of existing roads in the near future. Further enquiries revealed that the property stood within 200 metres of protected open space, employment area and a retail centre.

The conveyancing solicitor who appeared for the seller was AK Solicitors LLP and the Estate agent was Brian Thomas Partnership Limited.
