It is the duty of a conveyancing solicitor to explain to his clients regarding the nature and contents of the documents before submitting them for their approval/signature. He should also explain the consequences of such an approval. The letter enclosed with the transfer should;
a) Explain the nature and the content of transfer.
b) Contain instructions regarding the transfer.
c) Tell the client when the signed documents are to be returned to the conveyancing solicitor, and
also inform him to not date the transfer as this is done on the date of actual completion.
